Why an Unattended Death Is Never a Surface Cleaning Job

The most common misunderstanding about an unattended death is that the problem is where the stain is. It is not. Fluids follow gravity and capillary action: through carpet into pad, through pad into subfloor, along the seams of subfloor sheeting, and into framing. In a home on a slab they will travel under vinyl or laminate for a surprising distance. In a two-story home they will find the ceiling below.

Odor moves further still. It is particulate, it bonds to porous material, and once it reaches the return air of the HVAC system it is distributed through the entire structure and settles into ductwork, insulation, and drywall in rooms nobody entered. This is why a property can be scrubbed spotless and still be unrentable a month later, and why air freshener and ozone alone never resolve it: if the source material is still in the building, the odor comes back as soon as the treatment stops.

A proper remediation therefore starts with tracing rather than cleaning. We determine how far fluids actually traveled, which means lifting flooring rather than guessing, and we quote based on that. Affected material is cut out and disposed of as regulated waste through a licensed carrier. The structure underneath is disinfected and sealed. Ductwork is decontaminated when the system carried odor. Only then does air treatment go in, because hydroxyl or ozone is a finishing step, not a substitute for removal.

For landlords and property managers, the practical takeaway is that a low bid on this work is usually a bid to clean the visible area. The unit will show well for a week. The right question to ask any remediation company is not what they will clean, but how they will determine what has to come out.
